Specializing in Real Estate Tax Matters and Condemnation Litigation |
About UsWilkes Artis is the oldest real estate law firm in the Washington Metropolitan region and is recognized as the leading authority in real estate tax and condemnation law. The attorneys are widely known throughout the District, Maryland and Virginia for their expertise in real property tax assessment and condemnation matters. Attorneys are focused on increasing a property's asset value through a reduction in real estate tax liability. To this end our firm assists commercial property owners with their income-expense reporting requirements, tax budget projections and real property tax assessment appeals. Firm attorneys handle the litigation of tax appeals from the administrative hearing level through appeal to the trial and appellate courts. In order to successfully counsel our diverse client base, attorneys are expert in the interplay between local tax and zoning law, and closely monitor local, regional and national real estate market trends. Success in valuation cases requires a great breadth of knowledge and expertise. We possess a thorough understanding of the economics of all types of real estate, as well as an appreciation for the strategy and tactics which will further our clients' interests. Our attorneys have handled many cases which have established new law and principles in the tax arena. This familiarity with governing doctrine is essential to our credibility and effectiveness. Every year our firm handles cases involving millions of square feet of commercial real property as well as thousands of acres of residential and commercial land. This gives us the insight and judgment necessary to most effectively protect our clients' interests. It also provides us with day to day exposure to and experience with the issues and the personnel within the various tax agencies and tribunals. This level of involvement is critical to our positive results. In condemnation or eminent domain matters, our attorneys represent clients whose property is subject to taking- either full or partial, permanent or temporary by the local, state or federal government, or by quasi-governmental entities, such as WMATA, which have condemnation authority. In such matters, we counsel clients regarding their legal right to just compensation and represent them in settlement negotiations and before the courts. As in real property tax appeals, a thorough understanding of valuation methodology and litigation techniques, including the use of expert witness testimony is an integral part of the firm's capability. Our attorneys are often involved in legislative activities which affect entire classes of taxpayers as local taxing authorities seek to change tax laws and procedures. This involvement may take the form of direct legislative drafting or indirect lobbying efforts through the many business and professional associations in which attorneys are active. The movement of the real estate industry from a local to a national and even international practice propelled the firm to become a founding member of the American Property Tax Counsel ("APTC"), a national affiliation of the finest real property tax practitioners. Through this affiliation our clients with national holdings may be represented by an APTC member anywhere in the country.Attorneys also represent clients with such matters as:
Our firm is committed to excellence by bringing to bear the experience and expertise of our attorneys and professional staff in pursuit of our clients' interests. In this ever increasing complex regulatory environment we strive to make the ownership and management of property a less than taxing experience. |
